Magnolia Landing: A $1 Billion Beginning, Redefining Urban Living in Charleston, SC.

With Beasley & Henley Interior Design now having an office in Charleston, SC, we’re eager to explore the latest trends and innovations shaping the building industry in this stunning state. One project we’re especially excited about is Magnolia Landing, a development where visionary design will meet refined living, set to make a lasting impact on Charleston’s skyline. After two decades of planning and anticipation, the first phase of this $2 billion, 200-acre project is finally taking shape. As an interior design firm, we are thrilled by the incredible possibilities this development promises.

On a sunny and unseasonably warm morning, a groundbreaking ceremony took place that will forever change the landscape of Charleston. Held on February 28, this milestone event marked the official launch of Magnolia Landing, a development that will seamlessly blend work, life, and play in one dynamic urban space. With Houston-based Highland Resources leading the charge and Charleston Mayor William Cogswell on hand to help break ground, this moment signals the start of something truly transformative.

A Vision in Motion: The Design of Magnolia Landing

We don’t think this will be just another development. It will be a carefully curated environment designed to bring beauty, functionality, and community to Charleston’s urban fabric. With Magnolia Landing, the future of multifamily living will be reimagined—one that’s sleek, sustainable, and adaptable to the needs of modern-day residents.

When complete, the 5.9 million-square-foot development will include up to 4,080 multifamily housing units. These units will be a mix of market-rate and affordable housing, ensuring accessibility while catering to diverse lifestyles. And let’s talk about the future homes themselves— will they be designed to blend seamlessly into Charleston’s historic charm, yet bursting with modern flair? Will they have luxurious, sunlit lobbies to the rooftop gardens with sweeping views of the city? We are excited to see each element curated with meticulous attention to detail, are you? Woodfield Development, who will build the first set of apartments, will ensure that each space is crafted with the utmost care, precision, and an eye for innovation.

But this is more than just residential space. Magnolia Landing will be an entire community—featuring 1.2 million square feet of commercial space and 1,080 hotel guestrooms that will be broken up into at least 4 buildings. We are thinking chic cafes with artisanal coffee, stylish coworking spaces, and vibrant restaurants. We see “live-work-play” experience, where every corner of the development encourages creativity and connection. Oh, and did we mention they will have 25 acres dedicated to parks and green spaces? Nature lovers, rejoice.

Phase One: A Bold Beginning

The first phase of the project is expected to cost between $800 million and $1 billion—a bold investment in Charleston’s future. And it’s only the beginning. With 18 months of ground infrastructure work ahead, including roads, sidewalks, and park developments.

But what’s truly exciting is the design vision that’s starting to take shape. We can imagine the striking architecture of the first 600 multifamily residences and the 100,000-square-foot office building—each one reflecting the essence of Charleston’s history, yet infused with contemporary elegance. We can’t wait to see how these spaces will evolve, and how residents will interact with the thoughtful interior design elements that blend warmth, functionality, and style.

Looking Ahead: A 20-Year Transformation

While it’ll take 20 years to fully realize the dream of Magnolia Landing, we are sure each phase will bring a new chapter of urban living to life. As construction continues over the next few decades, we are excited to see how the interior design and creative spaces reflect the growing vibrancy of this community.
